Why this course? Why now?
The time to learn how to serve your resale shoppers with new homes expertise is now. They need you. You need saleable inventory, and you need to make more sales with fewer prospects.
As reported recently by NewsMax, the Commerce Department reports that sales of new single-family houses picked up 7.5 percent in October of 2022 despite an expected dip as higher rates inched up. Another factor analysts cite is the lack of existing inventory, which is nudging buyers for new homes.
The reason Realtors are finding our course so popular is its content. Simple. Practical. Experienced-based. David Fletcher, the course author, personally experienced every case study and every strategy. He believes that the "first-time registration" policy is a myth, and "fixed price" is your best sales tool. If you are ready for something fresh that works in the field, you found it.
About This Course Option
This course option features no exam and does NOT earn you your NHCB Certification.
- Recommended for Certified New Home Co-Brokers (NHCB) who want continued course access for an additional six months.
- Licensed real estate agents who want new homes training but would rather wait to earn their NHCB Certification later by taking the Final Exam separately.
Section 1: Understand Your Market & Your Competition
Course content is based on sound research, case studies, and the author's 30 years of experience working with builders and new home shoppers. This section helps quantify why and how you can gain the new-home competitive advantage by establishing a new home niche in your market.
Section 2: How to Establish A Price Baseline
The most common response to this section is, "Why were we not taught this before?" You'll learn just how important it is for resale shoppers to "understand the money" and how showing new homes makes that possible. Apply this strategy to sell more resales and new homes. Our first graduate was working with a couple to decide which of eight resales they should purchase. After taking this course, the agent showed them a new home, and they immediately decided which resale to buy! He got an early and massive return on his investment in the course.
Section 3: How to Find New Homes Inventory
We can't think of anything more important for Realtors to know today than how to find saleable inventory, especially in new home markets. We strongly recommend, in addition to MLS, that you learn how to work with internet advisors. If you are not using the builder's new-home internet advisor, you are working too hard and losing sales. We teach you how to use this service to help you find inventory, register your prospects online, and protect your commission.
Section 4: How to Show New Homes With Confidence
First, we show you the wrong way to sell new homes, which can be humorous but not funny. Then we take you step-by-step through the right way, from the perspective of the buyer, the onsite sales consultant, and you. For example, suppose you are asking the onsite agent to explain incentives before they make their orientation. In that case, you signal to the onsite agent that you don't know why the builder offers incentives. There's a lot more, but it's not complicated.
Section 5: How To Team Up With Onsite Consultants
New home consultants want and need your business because you control financially qualified resale shoppers, who today are very likely also to consider a new home. We use case studies to demonstrate what a trusting relationship with onsite agents could mean to you in dollars and thousands of dollars.
Section 6: How to Find New Home Shoppers Who Are Looking For You
It's easier than you think, but it takes work. 50% of your business should come from referrals after two years. It's finding the other 50% that matters most. They are out there on social media. But wait, some are across the street.
Taking the Course
As a reminder, you are not taking the certification course. There is no exam or certificate, but you have six-month access to the course. Later, as you find it convenient, you may purchase and take the certification exam.
